MONEY MISTAKES

*Money Mistake 1*
Never borrow money that accrues interest to start a business . That is to say, never borrow money to start a business expecting that the business will generate income to pay back the borrowed money plus the interest.

*Money Mistake 2*
Never spend money you haven't received. Don't even promise someone money based on a promise you have from someone else. If someone tells you: "Ezra, come to my office tomorrow at 9am and pick #30K"don't go out to buy items on credit based on this promise, with the hope that you will pay off your creditor when the promised money comes; it may not come as promised and this will leave you in problems with your creditors.

*Money Mistakes 3*
If you want to save, whenever you receive money, don’t start spending hoping that you’ll save what remains. Normally what remains is zero because as long as money to spend is available, the numerous things you can spend it on are also available. And things to spend on even incite their 'relatives' so that you spend even more than you had planned. When money to spend is not available, we naturally find a way of doing without it. That's why I've learnt to save with an INVESTMENT CLUB. Once I send money there I assume I no longer have it. Before you spend any money, put your savings aside then spend what is left after saving.

*Money Mistake 4*
When you get an opportunity to meet a very wealthy person, never ask for money. Ask for ideas on how to make money. They may even choose to give you money on their own after seeing that your ideas are great, but let getting money from them never be your objective.

*Money Mistake 5*
Keeping your seed instead of planting it. Many people stop at saving. It's very, very difficult to save and have all you need to maintain your lifestyle especially after retirement. When you save, your savings are seed; plant it. When you just keep the seed (saving money) some seeds begin to die (eaten by inflation and the like). That's why I recommend that you read about the different types of investment vehicles you can use to grow your savings. I am not necessarily talking about putting the money in a business, because you can easily lose money in  business. I am talking about putting it in an investment.

*Money Mistake 6*
Never lend someone money you are not willing to lose. By the time you lend someone money, be contented in your heart that should the person fail to pay, you will not die. You should not even lose that person's friendship if they fail to repay the money you lent them. If you feel the person might fail to pay you and this will not affect your relationship with them, then lend them money. If their failure to pay would make you hate this person’s entire clan, please advise the person to go to the bank.

*Money Mistake 7*
Never append your signature to guarantee someone on a financial matter if you are not willing or able to pay the money on their behalf. Do I have to explain that one? No, it's self-explanatory.

*Money Mistake 8*
Avoid keeping money you don't intend to use in the short-term within easy reach. For instance, don’t walk with #100K in your pocket when all you plan to do in a day costs #20K. Like I mentioned in Money Mistake 3, there are always expenses available to gobble any money that is within reach, so if you don't want to lose it, put it away in a safe place.

*Money Mistake 9*
Avoid keeping money in inappropriate places e.g. in socks, under the pillow, in a pit, in the sitting room, in the bra, in a travel bag that you will place somewhere in a bus ... impulse buying is a devil that will keep you busy!

*Money Mistake 10*
Spending money on an item that you can do without (at least for the time being). These days when I pick money from my pocket or wallet, before paying for something I ask myself: What would happen if I didn’t buy this? If I find I can live with the consequences of not having that thing, I smile and walk away.

*Money Mistake 11*
Paying an amount for something that's not the minimum you can get that same value for. In other words, if you are along east Legon road and you pay #5K for a shoe that you can get at #3K at Makola  market, that's a money mistake except for those who have achieved financial freedom.

*Money Mistake 12:*
Consistently spending all you earn or more than you earn. It's like having a drum where you have an inlet that's smaller than the outlet. It will never get full. And should the inlet ever reduce significantly the drum will run dry. If you do it the other way round and the inlet is bigger, it will get full and even overflow. Hence, we have to always ensure we are widening the inlet while narrowing the outlet – all the time. Your side hustle comes in handy!

*Money Mistake 13:*
Thinking about short-term only and forgetting about long-term or thinking about the long-term and forgetting about the short-term. For instance, Lydia was told that there's money in land. She saved money over a long period of time and bought 30 acres of land. Now she has the land but she is always broke. She is always complaining. She's disgruntled and she doesn't seem to see herself earning from the land in the near future. Now, let's ask ourselves: Having 30 acres of land and no money to feed your family or take a child to hospital, is that wealth or poverty? I think Lydia only looked at long-term needs and forgot that she has short-term needs that require money. What of those who find they are one paycheck away from salary? Are they thinking about the long-term needs?

Those who complain the most, accomplish the least. It’s always better to attempt to do something great and fail than to attempt to do nothing and succeed.

It’s not over if you’ve lost; it’s over when you do nothing but complain about it. If you believe in something, keep trying. Don’t let the shadows of the past darken the doorstep of your future.

Spending today complaining about yesterday won’t make tomorrow any brighter. Take action instead. Let what you’ve learned improve how you live. Make a change and never look back.

And regardless of what happens in the long run, remember that true happiness begins to arrive only when you stop complaining about your problems and you start being grateful for all the problems you don’t have.

Life

1. A guy met one of his school mates several years after school and he could not believe his eyes; his friend was driving one of the latest sleek Mercedes Benz cars. He went home feeling awful and very disappointed in himself. He thought he was a failure. What he didn't know was that his friend was a driver and had been sent on errand with his boss's car!

2. Rosemary nagged her husband always for not being romantic. She accused him for not getting down to open the car door for her as her friend Jane's husband did when he dropped her off at work. What Rosemary didn't know was that Jane's husband's car had a faulty door that could only be opened from the outside!

3. Sampson's wife went to visit one of her long time friends and was very troubled for seeing the 3 lovely kids of her friend playing around. Her problem was that she had only one child and have been struggling to conceive for the past five years. What she didn't know was that one of those kids who was the biological child of her friend had sickle cell and had just a year to live; the other two are adopted!

4. Life does not have a universal measuring tool; so create yours and use it.
Looking at people and comparing yourself with them will not make you better but bitter. If you know the sort of load the chameleon carries, you would'nt ask why it takes those gentle strides. So, enjoy what you have and be grateful to God for it. Pass to everyone on ur list to learn from other's mistakes!

Reasons Why First Class Students Never Become First Class People In Life.

Hardly do first class graduates become first class
personality. While in University, we often spend too
much energy in acquiring good grades that we forget
to acquire good class personality.
After concentrating all energy in acquiring the first
class grades, we transform into a society where first
class grades don’t matter much as having a first class
personality.
In school, its easy to read, memorize and pass
examinations, but in real life, there is no sure book of
life to progress, no memorizing, no examinations, just
you and your inbuilt capability which require no
contest with anybody.
Those who eventually become big in life are mostly
people who hardly make good grades in school.
Prof. Abletor Sedofia from University of Ghana has this
to say:
“Academic excellence is overrated! Did I just say that?
Oh, yes, I said it. Being top of your class does not
necessarily guarantee that you will be at the top of
life."
You could graduate as the best student in Finance
but it doesn’t mean you will make more money than
everybody else.
The best graduating Law student does not necessarily
become the best lawyer.
The fact is life requires more than the ability to
understand a concept, memorise it and reproduce it in
an examination.
School rewards people for their memory. Life rewards
people for their imagination and innovations.
School rewards caution, life rewards daring.
School hails those who live by the rules. Life exalts
those who break the rules and set new ones.
So do I mean people shouldn’t study hard in school?
Oh, no, you should. But don’t sacrifice every other
thing on the altar of First Class.
Don’t limit yourself to the classroom.
*Do something practical*. Take a leadership position.
Start a business and fail. That’s a better
Entrepreneurship 101.
Join or start an association. Contest an election and
lose. It will teach something Political Science 101 will not
teach you.
Attend a seminar. ...Read books outside the scope of
your course.
Go on missions and win a soul for eternal rewards. Do
something you believe in.
Think less of becoming an excellent student but think
more of becoming an excellent person.

*1. We care more for the dead than we do for the living!*

*2. We spend more to bury a person than we do to save their life.*

*3. We will not travel to go see a sick relative but will travel to bury him and/or her*

*4. People will rarely respect you while alive but will want to "pay their last respects" to your casket.*

*5. A person may NEVER receive roses in their entire life but they will get lots dumped on their graveyard!*

*6. We will spend a night at a neighbour's funeral and it will be our first time to see the inside of their house!*

*7. No one gives a damn to know your village until you die and they will all fill car after car to "escort" your corpse to the same village*

*9. We might not have granite tops in our kitchens but use the granite in the graveyard!*

*10. An entire village might not have a single house with cement floors but the only place with cement will be a graveyard!*

We say how dear a person was to us after he died.  When he is alive we do not tell him.

*It is proposed we have "Cultural Reforms". We have a culture of "hypocrisy"... a culture that is "Pro-death" and NOT "Pro-life!"*
*We need to value life BEFORE death.*

Please love me while I am alive, show me your kindness now that I need it, your presence at my funeral will never make up for your absence when I have the greatest need of you. Do it now for me to enjoy.

GREED IS KILLING AFRICA

And in 1993, Margaret Thatcher’s wealth was put at £9.5 million or roughly $6 million. Kamuzu Banda’s wealth was estimated at $320 million, that is 53 times the wealth of *Margaret Thatcher.* 
In other words, *Kamuzu Banda* of poorest of the poor Malawi was worth 5,300 per cent more than Margaret Thatcher of first world UK.
How do you explain that? How can you explain that? And remember that if you compared Kamuzu Banda’s wealth with that of Abacha, Kamuzu Banda is a mere pauper in comparison to Abacha’s wealth that was estimated in the billions of dollars.
When Zambia’s Frederick Chiluba left office, he was put on trial for corruption and abuse of office. At the trial, it came out that on one trip abroad, Chiluba went on a shopping spree and came home with 11 trunks of personal items made up of 64 shoes; 206 designer suits; 185 shirts; 74 designer ties; 36 jackets and 157 trousers. Total cost: $1.1 million. 
I can tell you that no leader in any first world country can afford to spend that much on dresses on one trip and Chiluba was only the leader of a poor country. How do you explain that?
Not too long ago, the Speaker of Parliament of one African country had 24 vehicles at his disposal and yet he went on to order eight more at the cost of $290,000 for his personal use. 
Thirty-two cars for one man, and this is just the Speaker of Parliament. It leaves you wondering how many cars the President of that country had at his disposal.
Which Speaker of the Parliament of any of the developed countries can afford even half of that number of cars? 
The next time someone tells you that Africa is poor, tell that person that he does not know what he is talking about. Africa is not poor and yet our infrastructure are all broken; our people live in poverty, our schools have broken down and our hospitals are very poorly equipped and staffed. 
The reason for this poor state of Africa is not that the continent is poor but that there is too much greed in Africa. When African politicians are chopping, they do not know where or when to stop.
Abacha’s loot that passed through London banks was estimated at $1.3 billion. You can imagine how much more passed through Swiss banks. 
It is interesting that the Government of Nigeria made a deal with the Abacha family to return some of the money in exchange for immunity. 
The family returned $750 million. Soon after that the government could not account for $705 million of that amount. In other words, as soon as the Abacha family returned the money, someone also stole it. 
We tend to blame our colonial past and the actions of imperialists for our poverty but the greed of Africa’s political elite has cost Africa much more than the colonialists and imperialists could have taken from Africa. 
According to David Blair of London Telegraph, one African country’s past rulers stole or misused £220 billion or $412 billion. How much did that country’s colonial masters take?
At an April 2000 press conference in London, U.N. Secretary-General Kofi Annan lamented that “Billions of dollars of public funds continue to be stashed away by some African leaders – even while roads are crumbling, health systems have failed, schoolchildren have neither books nor desks nor teachers, and phones do not work.”
But it is not only the African leaders who are killing Africans with their greed. Greed has become very pervasive in our society at all levels. Let me take Ghana for example. I am currently searching for property in Kokomlemle and Osu and I am amazed at the rates being quoted. 
It is obvious from the rents the landlords are demanding that they are reserving their properties for the Chinese and other foreigners because Ghanaians cannot afford them. 
So, because of greed, in a few years, I predict that properties in Kokomlemle, Osu, Asylum Down, Labone and places like that will be occupied almost exclusively by the foreigners.
A friend of mine whom I had not met in a long time came to my office not too long ago. After the pleasantries, I asked him what wind had blown him my way. He said, “My little girl attends a school not too far from here. I usually come to pick her but today when I arrived, the school said that they are organising extra classes for the children. So, I have to wait but I did not want to return to my office and come back and that is why I passed by to see you and also to kill some time.”
I said to him, “Your little girl, Maame? Is Maame not just two years old?”
“Yes, she is,” he answered.
I said, “Wait, let me understand something. Is your daughter’s school organising extra classes for two year olds? Is it free?”
He said, “What free? It comes at an extra fee and it is compulsory.”
Extra classes for two-year olds in Ghana. Why? Because the schools need to find ways of squeezing more money from parents.
Africa fought against colonial rule and succeeded in shaking off the colonial shackles. But can Africa wage a war against greed? And who will lead that fight? Pastors?
In 1983, I was working with one of the units of Christian Council and PNDC was in power. There was flagrant abuse of human rights and Christian Council issued a pastoral letter condemning the human rights abuses. The government sent someone to the Christian Council office with documented cases of the shady deals of well-known pastors. 
Some of the cases involved smuggling by pastors through Kotoka International Airport; others had to do with misuse of church funds. The message from the government was clear: ‘remove the plank in your eyes before you attempt to remove the speck in my eyes.’ It silenced the council for a long time.
You can say that all we need are the right systems in Africa and we will kill corruption and greed. Trust, we do have systems in Africa but because of greed, nobody wants to see those systems work. Those employed to make the system work do not see it in their interest to make the systems work. 
Commenting on this, one of my adopted daughters said, “We say we want to build a wall and so we have to lay blocks. But as soon as we lay the blocks, we dig the sand beneath it and so the whole wall comes crushing down.”
The point I am making is that greed is killing Africa but we cannot count on anyone to fight it for us. We will all collectively and individually have to resolve to give up our greedy ways because it will not take us anywhere. What you gain by your greed, another person takes it from you in his greed. 
The Akans have a saying that ‘if you cut off your tongue and roast it for meat, you really don’t have meat.’ And that is a perfect picture of greed. Your greed makes you loot the nation to put up a mansion and buy the latest executive car. A victim of your greed shoots you in traffic and takes the car from you or he shoots your son and takes the car from him. What have you achieved with your greed?
In Colossians 3:5 the Bible equates greed with idolatry. It is that serious. One way or the other, we need to wake up and realise that greed is killing us and will not take us anywhere. Until we are able to do that, rich Africa will continue to be reduced to a beggar continent and every African will be held in contempt everywhere he goes.

Dads were at work.
Brothers went into the army.
And sisters got married BEFORE having  children!
Crime did not pay; Hard work did;
And people knew the difference.

Moms could cook; Dads would work;
Children would behave...
Husbands were loving; Wives were supportive; and children were polite.

Women wore the dresses; and Men wore the trousers.
Women looked like ladies;Men looked like gentlemen; and children looked decent.

People loved the truth, and hated a lie;
They came to church to get IN, Not to get OUT!

Hymns sounded Godly; Sermons sounded helpful;
Rejoicing sounded normal; and crying sounded sincere.
Cursing was wicked; Drinking was evil; and divorce was unthinkable.

We read the Bible in public; Prayed in school;
And preached from house to house.
To be called a Christian was worth living for;
To be called a traitor was a shame!

Sex was a personal word. Homosexual was an unheard of word, And abortion was an illegal word.

Preachers preached because they had a message; and
Christians rejoiced because they had the VICTORY!

Preachers preached from the Bible;
Singers sang from the heart;
Sinners turned to the Lord to be SAVED!

A new birth meant a new life; Salvation meant a changed life;
Following Christ led to eternal life.

Being a preacher meant you proclaimed the word of God;
Being a deacon meant you would serve the Lord;
Being a Christian meant you would live for Jesus;
And being a sinner meant someone was praying for you!

Laws were based on the Bible;
Homes read the Bible;
And churches taught the Bible.

Preachers were more interested in new converts than new clothes and new cars.

Church was where you found Christians on the Lord's day, rather than being entertained someway.

Give me that old time religion!

Everybody is Involved in Marketing


          Marketing is finding, attracting and keeping the customers you want while maximizing your profitability..
Using GCUC as a case study, marketing is not just the sale people but also the registrar, the senior lecturer and also the security officer. why?,
Because, for instance the security officer, when he/she comes into contact with a potential person wanting to study at GCUC but do not know where and how to start, immediately the person gets
information on how and where to start from the security officer, marketing function is being performed by the security officer.
       The same goes to a senior lecturer who primarily answers a phone call of a person who wants some information or direction to the GCUC campus, this way,
when the person is being directed, the senior lecturer represents the school and perform a marketing function by directing the person.
       Also, when the registrar assist in sharing GCUC wrist band's to workers and students, a marketing function is being performed since he/she has assisted in keeping the workers and students by attracting them with the school band's being shared..
     Considering these facts, everyone is involved in marketing...

All salaried people must read this

After 4 years of selfless service, I realized that I had not been promoted, no salary increment, no commendation.
So I decided to walk up to my HR Manager. The manager looked at me, smiled and asked me to sit down saying: "My friend you have not worked here for even a single day!"

I was shocked to hear this, but the manager went on to explain. And here's the conversation that took place:

Manager: How many days are there in a year?

Me: 365 days and sometimes 366.

Manager: Do you come to work on weekends?

Me: No sir.

Manager: How many days are there in a year that are weekends?

Me: 52 Saturdays and 52 Sundays equals to 104 days.

Manager: Thanks for that. If u remove 104 days from 366 days. how many days
do you now have?

Me: 262 days

Manager: How many hours make up a day?

Me: 24 Hours.

Manager: How long do you work in a day?

Me: 10am to 6pm
(i.e. 8 hours a day.)

Manager: So, what fraction of the day do you work in hours?

Me: 8/24
i.e 1/3 (one third).

Manager: This is nice of you! what is 1/3rd of 262 days?

Me: 87
(1/3 x 262 = 87days)

Manager: I do give you 2 weeks sick leave, 15 days casual leave, 5 days optional leave, 30 days earned leave every year. Now remove that 64 days from the 87 days left. How many days do u have remaining?

Me: 23 days.

Manager: Do you work on festivals ? (20 days)

Me: No Sir!

Manager: Do you work on Republic Day?

Me: No sir!

Manager: Do you come to work on Independence Day?

Me: No sir!

Manager: So how many days are left?

Me: 1 day sir!

Manager: Do you come to work on New Year's Day..?

Me: No sir..!!

Manager: So how many days are left?

Me: None Sir!

Manager: So what are you claiming?

Me: I have understood, Sir. I did not realise that I was stealing company
money all these days.

Moral - NEVER GO TO HR FOR HELP!!!

RISK:
Average people stay away from risk because they might fail. Billionaires know if they don't take risks, they have already failed.

PROBLEMS:
Average people try to avoid problems. Billionaires see problem as an opportunity to make billions.

PREPARATION:
Average people prepare for today. Billionaires prepare today for the opportunities of tomorrow.

TIME:
Average people waste time. Billionaires see time as their most valuable assets.

FEAR:
Average people are always afraid of losing money. Billionaires know if they lose money they can be wiser, smarter and stronger.

THROW AWAY THAT DEGREE - AND THINK OUTSIDE THE BOX

"Most of the educated people in Ghana are poor. Majority of the educated earn a salary of  less than Ghc1500. When the deductions are put into consideration, the net salary comes to around Ghc800. The net salary then suffers from loan deductions of up to Ghc 250 leaving the salary at around Ghc500. The landlord then demands for his Ghc150 and monthly shopping takes away 350 leaving one with nothing. The whole salary is gone and borrowed money starts operating. The borrowed money includes short loans and salary advances.

The difference between poverty and prosperity is property. A prosperous person has property to his name while a poverty stricken person has no property to show. Using this understanding, therefore, most of the degree holders are poverty stricken, borrowing money to buy chicken and chips, pizza, and a car.

The biggest excuse for getting paid such low amounts of money and having to sit and work for another person for 30 days is THE DEGREE that one possesses and that’s all. This has made most of the degree holders very poor to poverty stricken and will die that way most likely. A degree holder does not know how to generate money unless that money is generated for the employer. A degree holder is so dependent on the salary that he can do anything to get a job but will not think of starting a business of his own to employ others.

1. A degree holder is not prepared to sell chips but is very happy to work for Chicken Inn.

2. A degree holder is not prepared to start a company and grow it in two to three years but will spend three years searching for a job.

3. A degree holder is so eager to get out of this country and work in another country than spend time to develop his own country.

4. A degree holder staying in a foreign land is very keen to condemn his country but never contributing to the development of this country.
.
5. A Ghanaian degree holder would rather sweep the streets of UK or South Africa than start a business and make money in Ghana – others work in old people’s homes doing some work there.
.
6. A degree holder in Ghana will watch adult movies on his laptop but never to write a book using the same laptop to sell and make money.
.
7. A degree holder will blame the government for lack of jobs even after he was on government cadetship for him to have his degree.
.
8. Ghana is blessed with people who have master’s degree and others are doctors in different technical fields such as IT and Engineering but most of them have failed to create a cartoon character and develop a movie from the same instead very happy to buy Tom and Jerry for their children thereby promoting America.

��Why are the degree holders poor?
.
Because they have decided to pride themselves in a degree and failed to think better than a man who does not have even a certificate to his name.

Degree holders spend their time liking articles on linkedIn and facebook but never have any care in the world to implement what they like. Poverty starts from the mind, a mind that just likes things but never to implement those things.
.
If you want to progress, throw away that degree and start thinking better than someone without a degree. Be prepared to get your hands dirty and work like an ox for your business. Your hard work will pay off".

Entrepreneurship must be taught. And Africa must unite now to decolonise the Education System.

Doing the right thing at the wrong time makes the right thing the wrong thing and results in grievous and regrettable mistakes.

Mostly people (we) do the right thing at the wrong time due to;

Impatience, fear and Immaturity.

Whatever God/wisdom teaches you to do has a right timing and that's something very important to note, if you are going to avoid making more mistakes.

Most decisions are not right or wrong in themselves but the timing of such decisions decide whether they are wrong or right.

*Get close to God and ask Him "When"; and He will lead you into the right timings and seasons my beloved..*

Learn to ignore and overlook many things if you truly want happiness in life  because the easiest way to a miserable life is to think that everybody is talking about you.

Never allow anyone to steal your joy from you.

What people say behind your back is none of your business as long as you are true to yourself. Never worry yourself about that.

Sometimes minding your own business does not keep people out of your business.

No matter your situation in life people will always talk. You can never stop people talking about you, what you can do is to stop giving them what to talk about.

There is a time limit for every rumor in life. Never allow freelance broadcasters put your life on hold. Do what makes you happy. Anyone who cannot feel your pain, has no right to judge you in life. Seventy percent of those who talk bad about you behind your back, wish to be like you.

When people can't be like you they try to bring you down and condemn what you have. Those without money will sarcastically say money is not everything in life. (Is poverty anything?)

Never allow anyone to put you in a position of depression and self pity in life. Those whose life has no joy will always find every means to remove happiness from other people's life.

If there is the GRACE of GOD in your life, then enemies are inevitable. If no one has ever gossiped or talked bad about you, it means nothing good has ever happened to you.

Never feel bad when old friends become new enemies. They are just tired of pretending to be friends.

Never allow the opinions of people who didn't see your tears stop your laughter in life. You don't owe anybody an explanation to be happy.

Never see yourself through the eyes of those who don't value you.
To be beautiful means to be yourself. To stand out is to be out-standing. You do not need to be accepted by others. You just need to accept yourself.

Never beg anyone to accept you for who you are. Anything you acquire through begging will require begging to maintain or retain.

Be humble but selective. Being selective doesn't mean you are arrogant or proud. It simply means you know your worth. If you are conscious of your personality avoid too much familiarity.

Sometimes when you treat people too much like celebrities, they end up treating you like an ordinary person. You are equally important.

Never downgrade yourself while trying to upgrade anybody in life. Anyone who sees you like an option doesn't deserve to be a priority in your life.

The dream of a fool is for everybody to become a bloody fool like him/herself.  Avoid negative people if you have a dream. Those without mission will say your vision is just an illusion.

Negative minds will never give you a positive life. Anyone who is always reminding you about what is wrong with you has a personal problem which he/she wants to take out on you.

Most people spend half of their entire life analysing the faults in other people's life, when their own lives need urgent repairs.

Never worry yourself about enemies and friends, because everybody in your life will eventually fall into one of the two categories.

Some will hate you and some will love you. Loving you or hating you are both in your favour. When people love you, you live peacefully and happily in their hearts,  and when people hate you, you become the landlord in their head living painfully in their brain everyday and giving them sleepless nights.
